In this case, untreated lumber was used for the main support posts that were driven in the ground. They rotted away underneath the three season room and allowed the structure to fall three and a half inches from right to left. This fall also resulted in racking the structure, as the outboard wall’s center post (holding the entire roof-load) was cut in half to make space for a header. We got this structure back to level with the use of helical piers, replaced that center post, and secured the bisected header with the proper fasteners and clips, so they’ll never have that trouble again. We’re not finish carpenters, but we didn’t leave our client with a structurally secured mess.
